Legendre refurbishes 'LDN:W' office building in the City of London

Transformed into a modern and efficient workplace with extra connectivity and aesthetic features

Legendre, an international contractor, has refurbished and repositioned a 1998 office building, located close to St.Paul’s Cathedral. Totalling 15,500 square metres, consisting of 11 upper floors providing office accommodation, ground floor reception, café, and office spaces; and a two-level basement, topped with a stunning roof garden has been repositioned to meet environmental and well-being goals.

Transformed into a modern and efficient workplace with extra connectivity and aesthetic features, the building has obtained a BREEAM “Excellent” rating as well as a Fitwell and Wired Score Platinum accreditation. The project also displays a newly created rooftop offering astonishing views on St.Paul’s Cathedral. The refurbishment was completed March 2021 and the building welcomed its first tenant in April. 

A major refurbishment and repositioning of a 1998 office building
Legendre was selected by German asset management company MEAG forming part of the insurer MunichRE, following a single-stage tender, to deliver the redevelopment of the existing office building. 

Starting in July 2019, an extensive renovation of shell & core and category A spaces has been carried out by Legendre. The owner’s requirement was to provide brand new commercial spaces to be customised by future occupiers. The works included the strip out of the existing 15000m² space and re-develop to offer prime CAT A office spaces with exposed ceilings, designed by BDP Architects and Elementa.

“LDN:W is a perfect example. All the concrete soffit and services have been kept exposed. It means that there is nowhere to hide on this project. Our in-house BIM modelling was critical in achieving the detailed co-ordination necessary for great looking high-quality exposed scheme.” commented Thomas VANDECASTEELE, Managing Director of Legendre’s office in London.

The façade has been restored and provided with a front elevation and a new double height reception. Glazed aluminium curtain walls have been added to allow the lobby to fill up with natural light. Also, a canopy has been built in front of the entrance to shelter visitors. Once inside, visitors can fully appreciate a new and luminous reception featuring a café.

Legendre also conducted:

* the refurbishment and extension of the 11th floor and the existing roof to improve insulation levels and create a new roofgarden
* the makeover of all communal areas (washrooms, staircases and lift lobbies).

 “Drawing upon our extensive experience and expertise in refurbishment, we have elevated this building to the environmental and well-being standards expected by The City. What probably sets this building apart are the new state of the art MEP services. The mechanical control, access control, lift destination control, CCTV, lighting, etc., are all connected via a CNS system which gives the operator an instant live feed of the building. The infrastructure is also in place to plug&play the tenant fit out into this system. This was a key component of the building environmental credentials!” describes Thomas VANDECASTEELE.

Conducting of a redevelopment with a user-centric approach
Focusing on the new standards expected in office buildings, this redevelopment includes the highest environmental and well-being standards possible. In particular, some of the solutions implemented in the building already future-proof it for Covid-19: an efficient and touchless destination control to reduce waiting times and a renewed HVAC system to increase filtration and air change. 

In the basement, Legendre has transformed the former car park by removing an existing car lift, which also enables saving space in the upper floors. Instead, showers and changing facilities as well as bicycle parking spaces were installed to encourage soft mobility to the building.

Thomas VANDECASTEELE commented: “LND:W was refurbished right in the midst of the pandemic. We adapted very quickly to an ever-changing situation and managed to keep the site running at all time. Being able to rely on our own resources and workforce was instrumental in the delivery of the scheme. It is really exciting to see the first tenant moving in.”
